Building a house is a big investment. When calculating the total amount, costs that go beyond the simple construction of the house and which are commonly referred to as additional costs should not be ignored. Depending on the individual case, these can amount to up to 20% of the actual price of the house. Below we will give you an overview of the additional costs for building a house, which you should keep an eye on and, if necessary, take into account when comparing suppliers. At MYMASSIV-HAUS® you will also receive a detailed list and estimate of additional costs that could be incurred in your construction project with the offer of your regional construction partner.
ADDITIONAL REAL ESTATE COSTS

If a property is to be purchased, in addition to the purchase price of the property there are other costs that are directly related to the purchase. From the real estate transfer tax, which amounts to between 3.5% and 6.5% of the purchase price depending on the federal state, to the costs for the notary and the registration in the land register, which cost around 1.5%, up to any brokerage costs (approximate value 7.14%), there are many additional costs for purchasing a property. These costs need to be factored into your housing budget right from the start.
Regarding property transfer tax, you should keep in mind that if you buy a house from a developer (house with land), property transfer tax will also be charged on the price of the house, which will significantly increase additional costs. If after the purchase you only enter into a contract for the turnkey construction of a house with a construction partner who does not participate in the purchase of the property, no real estate transfer tax will be due on this consumer construction contract.
ADDITIONAL CONSTRUCTION COSTS BEFORE CONSTRUCTION BEGINS
In addition to the original costs for the actual construction of the house, before construction begins there are additional costs for surveys and building permits which amount to approximately 2,500 euros. In some federal states it is also necessary to hire a structural engineer to double-check the entire statics of the construction project. The costs for this can reach up to 3,500 euros. The additional costs for the necessary examination of the building land vary between €1,000 and €2,500, depending on the characteristics of the property and the necessary scope of the investigation.
The soil examination must also clarify whether the excavated soil is suitable for filling the excavation and to what extent it needs to be removed and disposed of properly. Unless toxic or hazardous substances have been found in the soil that make disposal particularly expensive, you can expect to pay $15 to $20 per cubic meter of soil for the removal and disposal of excess excavated soil. The actual excavation for soil classes 3-5 is included in the fixed price at . However, this does not apply to all domestic suppliers. The additional costs to take into consideration in this case are at least €5 per cubic meter of land.
If there are still buildings on the property, they will need to be demolished and the rubble disposed of. Depending on the size of the building and existing contaminated sites, significant additional costs may arise, which you should inquire about from a regional demolition company before starting construction or purchasing the property. If you wish, your construction partner will be happy to help you with this. The necessary felling of trees costs between 500 and 1,000 euros per tree. Keep in mind that in many cities and towns you will need prior permission to cut down trees.
In some cases, the routes to the property are not suitable for the passage of heavy equipment or it is necessary to set up a support for the construction crane. Here too you should set aside at least €1,000 for additional costs. Finally, additional construction costs before construction begins include costs for the development of the property, which can amount to more than 10,000 euros. All costs necessary for connection to the public sewerage system, the supply of fresh water and connection to the electricity, cable or telephone network are included.
ADDITIONAL CONSTRUCTION COSTS DURING CONSTRUCTION
Builders need adequate insurance coverage during the construction phase. These are building works insurance, builder’s liability insurance, construction fire insurance and, if necessary, construction assistants’ insurance. TO Construction insurance is included in the fixed price. You can get fire insurance from most insurers as a free precursor to the residential buildings insurance you require once your home has been accepted.
Further additional costs during the construction of the house are the costs for the connection and the consumption of water and electricity for the construction, including heating the house for drying the screed and interior plaster. In the cold season the additional costs for electricity and water amount to €2,000.
If you have your house built by an expert, this could lead to additional costs of several thousand euros during the construction period. If you finance the construction of your house with loans, the interest that accrues during the construction period on the part of the real estate financing already used is also part of the additional costs that must be taken into account in the overall budget. Commitment interest may apply and notary fees for registering the land tax must also be paid by the client.
OTHER ADDITIONAL COSTS WHEN BUILDING A HOUSE
Once the home is completed, there are additional costs that are not included in the actual price of the home. This includes creating and paving paths and driveways, building a deck, possibly building a garage or carport, and planting gardens. The costs for external structures vary depending on individual ideas and wishes. But they can easily be overturned in advance. If the budget is limited, work on external structures may be postponed in whole or in part.
Ultimately, with the move to the new dream home, the builder will have to incur further additional costs, which should also be taken into account when considering the overall house construction project, but which can also be minimized through personal contributions. These are the moving costs, possibly the costs of renovating the previous apartment and furnishing the new house including the kitchen if you don’t want or can’t take your old kitchen with you.
