PLANNING TIP #1: DETERMINE LOCATION REQUIREMENTS
When planning your space, focus on your needs and preferences: How many rooms and children’s bedrooms are needed and when? Do you appreciate a large living-dining room with an open kitchen? Or do you prefer a separate kitchen with its own dining area? Do you need a home office? Should the grandparents move in later and need a separate area with its own bathroom and kitchenette? Or do you want to provide for your old age and it should be possible to live on one level without barriers?
Basically the following planning advice applies: Plan enough space for socializing, but also private retreats for all future residents.

PLANNING TIP #2: OPTIMUM USE OF THE PLOT FRAMEWORK
The maximum floor area of a house is determined by the size of the property together with the floor area number (GRZ) resulting from the development plan. The maximum possible living space depends on the floor space number (GFZ), which is also specified in the development plan.
Planning Tip: While you don’t have to use it, you should take full advantage of this facility to get the most use and value from your property.
There may be restrictions in the development plan regarding the type of house eligible and certain building limits must be respected. You must take this framework into account when designing your house, otherwise you will not receive a building permit.
PLANNING TIP #3: STRUCTURE THE PLAN
Short routes are a must for a well-structured floor plan. That is why, for example, the bedroom is often combined with the bathroom and dressing room, and the kitchen is ideally placed next to the dining area. Kitchen and bathrooms should be arranged next to each other or on top of each other, this saves cables and makes installation easier.
When arranging the rooms, consider the position of the sun during the day. The south side is obviously ideal for orienting the living room with adjoining terrace. But also the west-facing living-dining room offers wonderful hours in the evening sun. In contrast, the rays of the morning sun in an east-facing bedroom awaken tired spirits and ensure a lively start to the day.
The location and shape of the staircase determine the character of a home. You should choose the shape of the stairs based on the available space. On the other hand, you can also emphasize the shape of the stairs. A separate spiral staircase in the hallway creates more privacy. A straight, open staircase in the living area represents its own design element. In houses with a pitched roof, pay attention to the necessary height of the header at the top of the staircase.
Design tip: You shouldn’t save too much space in the entrance area. This means that every guest immediately feels comfortable and welcome.
PLANNING TIP #4: SELECT THE ROOF SHAPE FIRST
The style and external impression of a house is largely influenced by the shape of the roof. Unless the shape of the roof is specified in a development plan, you are spoiled for choice: the classic is the gable roof with two sloping surfaces. The flat roof in Bauhaus style and the single-pitched roof with only one sloping roof area are modern. The hipped roof with four sloping roof surfaces in Mediterranean or town villa style is also current. In principle all roof shapes are suitable for both two- or more-storey houses and bungalows.
Design tip: In a bungalow, the slope of the roof surface should be small, otherwise the character of the bungalow is lost and the house appears to be two-story.
PLANNING TIP #5: DESIGN WINDOWS AND DOORS WISELY
Floor-to-ceiling windows and French doors allow light into the interior of the home. On the one hand, they represent design elements and, on the other hand, they should be present in sufficient numbers and sizes so that the rooms do not become too dark. But despite the aesthetic aspect, keep in mind that special shapes, such as sliding/lifting doors or corner windows, cost much more than classic tilt-and-turn windows and doors. However, it is above all full-height French windows that give a special touch to the design of the external view of your home.
