What is turnkey construction?


Anyone who deals with the topic of housing and informs themselves about the different possibilities for creating the home of their dreams, sooner or later comes across the term «turnkey». But what does it actually mean? What does this mean specifically? Below we tell you what lies behind “turnkey solid house” and what you should pay attention to:

HOW IS TURNKEY DEFINED?

Turnkey construction essentially involves the construction of a solid or prefabricated home by a general contractor at a previously agreed upon flat rate price. But the term “turnkey” is not legally protected. The extent of construction work included in the price is not specified by any construction regulations or laws. Sometimes homes described as turnkey are completely finished, sometimes floors still need to be laid and bathroom walls tiled, not to mention a lack of painting work.

So, if you think of a move-in ready house when you want to build it “turnkey,” you actually mean “move-in ready.” This term is more clearly defined and includes the completion of all essential work. A house is considered ready for habitation if future residents are expected to use the building as a residential building. Only those who purchase a habitable house can enter it after receiving the keys.

IN TURNKEY CONSTRUCTION THE CONSTRUCTION CONTRACT IS IMPORTANT

Since there is no legal obligation, each consumer construction contract individually specifies what services the general contractor must provide for the turnkey home construction. The BGB only stipulates that a description of the building must appear in the contract. The scope of performance is left to the contracting parties. To avoid misunderstandings later, the scope of turnkey home services should be defined as precisely as possible in the construction contract concluded with the consumer. The construction company must provide only the services listed and precisely described in the contract.

What is turnkey construction?

When choosing your construction partner, compare the scope of services available to you. Larger price differences can often be explained by the lack of amenities and construction services offered by the cheaper provider. You will have to do this yourself later and run the risk that the house will become much more expensive or that you will have to invest much more time in building the house than you initially planned.

Make sure that the manufacturers of the installed parts are explicitly mentioned in the construction contract, for example for the heating system or sanitary systems. This is the only way to know what quality you can expect. For tiles and floor coverings a specific price for the material should be indicated so that you know before sampling what value is included in the fixed price and thus avoid additional costs later.

WHY BUILD TURNKEY?

Building a solid turnkey home has numerous advantages. First, you purchase your entire home from a single source. This takes much less time than building an architect-designed and individually built house. Especially busy builders do not have to take care of everything themselves when it comes to a turnkey house, but rather have a construction partner who manages and coordinates the various works.

Secondly, for a turnkey solid house, the price of construction work is firmly agreed upon in the contract. This means that builders know exactly what costs they will incur when building a house. As long as the construction work is precisely defined, this protects against later surprises.

Third, with turnkey construction, the completion date or construction period is known at the time the contract is signed. This means builders can plan for the time until the move. If construction deadlines are not met, the general contractor is required to pay compensation.
